What is BS 9251:2021?

BS 9251:2021 is the British Standard covering fire sprinkler systems installed for life-safety purposes in domestic and residential buildings.

The standard provides guidance and requirements covering areas including:

  • Pumps and storage tanks where required

  • Hydraulic calculations

  • Components and pipework

The 2021 edition replaced BS 9251:2014 and introduced a number of changes to reflect different levels of risk across residential buildings. The most important change was the introduction of Category 4 sprinkler systems.

What are the BS 9251 sprinkler categories?

BS 9251:2021 divides sprinkler systems into four categories, with the appropriate category depending on factors such as the type of property, occupancy, building height and level of risk.

Category 1

Category 1 generally covers lower-risk domestic properties, such as single-family houses, individual flats and houses of multiple occupation where the appropriate criteria are met.

These systems are normally designed to control a fire at an early stage and provide occupants with additional time to escape safely.

Category 2

Category 2 generally applies to residential buildings presenting a greater risk than Category 1, which can include certain blocks of flats, houses of multiple occupation and other residential accommodation.

The required water supply duration and system performance are increased compared with a Category 1 system.

Category 3

Category 3 is intended for higher-risk residential occupancies and can include buildings such as residential care premises.

These systems require a greater level of system performance and water supply due to the increased potential risk to occupants.

Category 4

Category 4 was introduced as part of BS 9251:2021 and applies to certain higher-risk residential buildings, particularly taller buildings.

Category 4 systems have enhanced requirements, including increased water supply duration, greater system resilience and additional provisions for the sprinkler system's power and water supplies.

The correct category should always be determined as part of the design process rather than simply selected based on the type of building.

Why are hydraulic calculations important?

A compliant sprinkler system isn't simply a case of installing sprinkler heads and connecting them to a water supply.

The system needs to be professionally designed and hydraulically calculated to ensure that sufficient water pressure and flow will be available at the required sprinkler heads in the event of a fire.

Do I need a tank and pump?

Not every property will require a dedicated sprinkler tank and pump.

Where the incoming mains water supply can provide the required pressure and flow, it may be possible to supply the sprinkler system directly from the mains, subject to the design and relevant requirements.

Where the available water supply isn't sufficient, a dedicated tank and pump arrangement may be required.

This is why checking the available water supply and completing the correct calculations is an important part of designing a residential sprinkler system.
